The limit of our review
Process
We record who the lister says they are, and in what capacity they act — owner, landlord, authorised agent, attorney or company representative.
We request the title document, or the written authority relied on where the lister is not the registered holder.
Where an official land-information search result is supplied, we record it and note its date. We read what it says; we do not certify what it means.
Where a building exists, we request the specific planning documents relied on, labelled by their actual type.
A reviewer records the outcome of each evidence category and publishes a short, plain explanation of what was and was not checked.
Definitions
These distinctions matter. Confusing them is how buyers and tenants come to harm.

A file was uploaded. Receipt alone is never described as verification.
An official search result was read and its date recorded. It reflects the register at that date only.

We never provide this. Only your own Nigerian solicitor can advise on title, risk and transaction structure.
Whatever appears on this platform, you should instruct your own Nigerian solicitor to conduct and interpret searches, a registered surveyor to confirm the survey and site plan, and an estate surveyor and valuer where valuation advice is required. Engage other professionals — for example a structural engineer — where the property or transaction calls for it.
