These terms govern use of the Alphilda Estates website. By using the site you agree to use it lawfully, to provide accurate information, and not to misuse listings, contact details or content.

Alphilda Estates Ltd operates the website as a property-listing and service-introduction platform.

We may change, suspend or withdraw any part of the service. We may suspend an account or listing where we reasonably suspect inaccuracy, unlawful conduct or a breach of these terms.

A listing may be published only by the lawful owner, or by a person with valid documented authority from the lawful owner.

Listers must keep price, availability, description, measurements, photographs and planning information accurate and current, and must withdraw a listing that is no longer available.

We may request further evidence at any time and may suspend or remove a listing pending a response.

Alphilda Estates Ltd operates this website as a property-listing and service-introduction platform. Unless expressly stated in a separate written agreement, Alphilda Estates Ltd does not own, hold, sell, lease or acquire any legal or beneficial interest in properties advertised by third parties. We do not act as a government authority or certify that a property is free from dispute, encumbrance or regulatory non-compliance. Always obtain independent professional advice and conduct your own searches before paying any money.

Each lister gives the ownership and authority warranty, the listing accuracy declaration, the platform status acknowledgement and the indemnity set out in the listing form, and accepts them separately at the point of submission.

The indemnity is given in favour of Alphilda Estates Ltd and its directors, officers, employees, contractors and agents, to the fullest extent permitted by applicable law.

Nothing published here replaces your own searches, inspections and professional advice. Instruct your own Nigerian solicitor, registered surveyor and any other appropriate professional.

Evidence statuses shown on a listing record what was supplied and reviewed at a point in time. They are not legal conclusions.

Unless expressly stated otherwise, decorative-maintenance providers contract directly with the customer. Alphilda Estates Ltd does not own, employ or control independent providers and does not guarantee workmanship, materials, timescales or pricing.

Quotations, scope, materials, timescales, payment terms and warranties are agreed between the customer and the provider.

We process personal data in accordance with the Nigeria Data Protection Act 2023. We collect only what is needed to operate listings, enquiries, verification and support.

Identity and title documents are stored privately and released only to the submitting user and authorised reviewers, through signed, expiring links. Signatures, national identification numbers, identity documents, private addresses and complete title documents are never published.

Corporate source documents held for Alphilda Estates Ltd are private administrative records. Public derivatives require redaction, client approval, a “Website reference copy” watermark and protection from search indexing. Complete tax references, signatures, residential addresses and misuse-sensitive document metadata are withheld.

You may request access, correction, objection, restriction or deletion. Retention schedules appropriate to Nigerian law will be published before launch.

Report suspected impersonation, false ownership claims, altered documents or payment requests immediately through the fraud-reporting form.

Alphilda Estates Ltd may preserve relevant records and restrict access while a report is reviewed.

We may suspend listings and accounts, preserve records, and disclose information lawfully to appropriate authorities.

If you claim an interest in a property advertised here, or that content infringes your rights, submit a takedown request identifying the listing, the interest claimed and the basis of the claim.

Alphilda Estates Ltd may request supporting evidence and restrict the listing while the claim is assessed.

We will notify the lister, may suspend the listing while the matter is considered, and will record the outcome.

Do not upload unlawful, misleading, defamatory or infringing content; do not scrape, resell or bulk-extract listings; do not impersonate any person; and do not use the platform to solicit payments outside a genuine transaction.
