How to conduct an Abuja title search

What a land-information search can tell you, and what it cannot.

A title search through the Abuja Geographic Information Systems (AGIS) records what appears on the land file for a plot. It is the starting point of any purchase, not the conclusion.

Ask the seller for the plot number, cadastral zone and the file reference before any search is commissioned. Instruct a Nigerian solicitor to conduct or review the search on your behalf.

Read the result carefully for the registered holder, the nature of the title, any registered instruments and any notation of acquisition, revocation or charge.

A search result reflects the records at the date it is produced. Repeat the search close to completion, and never treat a copy supplied by a seller as sufficient on its own.
