Documents to request before paying a deposit
A practical list to work through with your own solicitor.
Identity evidence for the person or company you are dealing with, and evidence of their authority if they are not the registered holder.
The title document itself — a Certificate of Occupancy, Right of Occupancy reference, Deed of Assignment or Sublease as applicable — together with evidence of registration.
The survey plan and site plan, ground-rent payment evidence, and any estate or residents' association obligations.
Planning and approval documents where a building exists, and disclosure of any contravention or enforcement notice.
Never pay a deposit because a listing appears on this or any other platform. Pay only on your solicitor's advice, to a properly identified recipient.
