Preparing a property for sale
Presentation, paperwork and pricing discipline.
Assemble the paperwork first. Buyers move quickly where title, survey and approval documents are available on request.
Address cosmetic defects before photography. Decorative maintenance is usually the least expensive way to improve presentation.
Photograph in good light with rooms tidied and personal items removed, and state measurements accurately.
Price against evidence and be candid about anything a buyer's solicitor will discover in any event.
